Non-discrimination Policy

Crown Apartments does not discriminate based on race, color, national origin, religion,
disability, source of income or sexual orientation in renting its residential dwellings. Crown
Apartments provides an equal housing opportunity as defined by the Utah Fair Housing Act and
the Federal Fair Housing Act. UTAH CODE § 57-21-1 to -14 and 42 U.S.C. §§ 3601 – 3619.Crown
Apartments is contracted through BYU housing and in accordance with Title IX of the Education
Amendments Act of 1972, and provides housing in accordance with those requirements.

Crown Apartments does not harass tenants or their guests on the basis of race, color, sex,
national origin, religion, disability, familial status, source of income, sexual orientation or
gender identity in providing access to its residential dwellings or facilities, or terms, conditions
or privileges relating to its residential dwellings or facilities. Harassment includes creating or
allowing a hostile housing environment due to threats, intimidation, abusive language or
behavior, innuendo or any other coercive or forceful means or promising preferential
treatment in exchange for sexual favors.

All tenants with a disability, as defined by the Utah Fair Housing Act, the Federal Fair Housing
Act and the Americans with Disability Act are entitled to reasonable accommodations regarding
Crown Apartment’s rules, policies, practices or services and reasonable structural modifications
to afford them an equal opportunity to use and enjoy the premises. “Disability means a
physical or mental impairment that substantially limits one or more of a person’s major life
activities, including a person having a record of such an impairment or being regarded as having
such an impairment.” UTAH CODE § 57-21-2(10)(a) “Disability does not include current illegal use
of or addiction to, any federally controlled substance, as defined in Section 102 of the
Controlled Substances Act, 21 U.S.C. Sec. 802.” Id. at (b). Tenants should make requests for
disability-based exceptions to Crown Apartment’s rules, policies, practices or services and
reasonable structural modifications to Crown Apartment’s leasing office.

Tenants should report any claims of discrimination or harassment that are based on any
protected class to Paul Ruffner, phone #801-373-6700. If we substantiate a tenant’s claim,
Crown Apartments will take prompt action to stop the offending practice and remedy or
mitigate any harm done.
